Preparing for Funding as a First-Time Property Investor

Your first capital request can feel intimidating, but you don't need a track record to start — you need a clear deal, honest numbers, and realistic expectations. This guide walks through what a first-time investor should prepare before requesting capital.

Know what you're buying and why

Be able to explain the deal in plain terms: the property, the strategy (fix-and-flip, buy-and-hold, rental), and your goal. Funding partners fund clarity. If you can't explain the deal simply, the request isn't ready.

Get your numbers conservative, not optimistic

First-time requests often fail on optimism, not on the deal itself. Build your numbers conservatively:

ARV based on real comparable sales, not the list price of nearby homes
Rehab budget with a 10–20% contingency
Rent based on market evidence, not best-case
Carrying costs (interest, taxes, insurance) for the full expected timeline

Use the Deal Analyzer to model scenarios — but label the inputs as your assumptions.

Be upfront about being new

Some partners work with first-time investors; others prefer experience. Hiding your inexperience doesn't help — it leads to mismatched requests. State it clearly. The right partner for a first deal is one who's comfortable with first-timers.

Have skin in the game

Most programs require a cash contribution (down payment) and/or reserves. Know what cash you have available and what you can comfortably commit. Don't overextend — a deal that requires every dollar you have leaves no room for the surprises that always come.

Use 'Help Me Choose' if you're unsure

If you don't know which product fits, that's fine. Our intake form has a "Help Me Choose" path that asks a few simple questions and routes you toward a possible funding path. You don't need to know the jargon — you need to know your goal.

Don't expect guarantees

No one can guarantee approval, rates, or terms on an initial request — only a funding partner can, after underwriting. Be wary of anyone who promises otherwise. Our role is to review your request and connect you with partners whose programs may fit.
