Homedough Capital reviews your request and connects you with funding partners for acquisitions, rehabs, cash flow rentals, and commercial projects nationwide. Funding partners make approval, rate, term, and underwriting decisions — leverage and coverage requirements vary by partner program.
Each path serves a different strategy. Click a CTA to submit a request for that path — we'll connect you with funding partners whose programs may fit. Leverage, terms, and coverage vary by partner program.
What it is: Short-term acquisition and rehab capital for properties you plan to renovate and sell — or hold and rent (Fix & Rent) or list before full renovation (Wholetail).
Who it suits: Investors buying distressed or value-add properties to renovate and sell or refinance.
Qualification: Partners review the deal metrics (purchase, rehab, ARV), your experience, and the property. Draws are typically tied to construction milestones.
Cost: Interest-only over a short term. Points are paid at closing. Cash-to-close covers your down payment and any unfunded rehab.
What it is: Long-term rental financing where qualification is based on the property's cash flow rather than your personal income. Available for purchase, refinance, cash-out, and eligible portfolios — including short-term rentals where programs allow.
Who it suits: Buy-and-hold investors building cash flow portfolios, including those using DSCR to refinance out of short-term capital (BRRRR).
Qualification: Partners review the DSCR — rental income divided by debt service. Each sets its own coverage threshold. We confirm the applicable calculation and threshold during review.
Cost: Amortizing payments over a long term. Rates and terms are set by the partner.
What it is: Short-term transitional capital for acquisitions, stabilization, or refinancing when you need to move quickly or can't use permanent financing yet. Requires a credible exit strategy.
Who it suits: Investors who need speed, are repositioning a property, or are between financing events.
Qualification: Partners scrutinize the exit — how the bridge gets repaid. A sale, a refinance, or another capital event. 'I'll figure it out' is not an exit.
Cost: Interest-only over a short term. Higher rates than permanent financing — the cost of speed and flexibility.
What it is: Construction capital for residential and commercial ground-up builds — including development where programs are available. Draws are tied to construction milestones.
Who it suits: Developers and experienced investors building new properties or substantial ground-up projects.
Qualification: Partners review your construction experience, plans, permits, budget, and timeline. Construction-to-perm options may be available depending on the partner.
Cost: Interest accrues on drawn funds. Draws fund construction in stages. Cash requirements cover soft costs and contingencies.
What it is: Financing for investment commercial property, small-balance commercial, and eligible owner-occupied business premises. SBA-style financing may be available for qualifying owner-occupied properties where the business occupies the real estate.
Who it suits: Business owners purchasing their own commercial property, and investors buying income-producing commercial real estate.
Qualification: SBA programs have specific occupancy and eligibility requirements set by the SBA and lender — not by us. We help you understand which path fits, but we don't set SBA limits or terms.
Cost: Terms and rates vary by program, property type, and partner. SBA programs have their own fee structures.
What it is: Capital for land acquisition and development, qualifying workout scenarios, bankruptcy exits, foreclosure-related situations, cash-out, and sale-leaseback structures where genuinely available from a partner.
Who it suits: Investors in non-standard scenarios: raw land, distressed situations, or complex capital needs.
Qualification: Availability is highly program-specific — not every partner offers every specialty product. We confirm what's available for your scenario during review.
Cost: Terms and leverage vary widely by scenario and partner. These are typically case-by-case underwriting decisions.
We also review requests for 5+ unit multifamily apartments and portfolio loans that consolidate multiple properties. Loan sizes, leverage, and terms vary by partner and deal. Non-recourse options may be available for larger transactions. Submit a request and tell us about your portfolio or multifamily project.

Choose fix-and-flip, rental hold, or refinance analysis. Estimates only — not a commitment to lend.
Assumptions & Method
Value basis: Loan based on purchase price (or ARV if purchase is 0). Interest-only over the term.
Formula: Illustrative loan = base value × LTV%. Interest = loan × (rate/12) × term. Profit = ARV − purchase − rehab − points − interest.
Not included: Excludes acquisition costs, sale/closing costs, carrying costs beyond interest, taxes, and contingency. Add these for a full picture.
Estimates only based on your editable assumptions — not a commitment to lend or a current lender quote. Defaults are illustrative, not applicant-provided. Actual terms depend on full underwriting by a funding partner.
A bridge loan is short-term, interest-only, and designed to get you from one situation to another (acquisition, stabilization, or refinancing) with a clear exit. A DSCR rental loan is long-term, amortizing, and based on the property's rental cash flow. Many investors use bridge for the buy-and-rehab, then DSCR for the long-term hold. See our guide on the difference.
DSCR (Debt Service Coverage Ratio) compares the property's rental income to its debt payments. Funding partners use it to qualify rental loans based on cash flow rather than personal income. Each partner sets its own coverage threshold — we confirm the applicable calculation and threshold during review.
No. We focus on non-owner-occupied investment properties and business-purpose financing. We do not arrange consumer mortgages or primary-residence loans. Owner-occupied commercial business property is different — that's business-purpose and may qualify under our Commercial & SBA path.
Leverage (LTV, LTC, and LTARV) varies by partner program, your experience, and the deal. We don't publish universal maximums — combining the highest leverage from one program with the fastest timeline from another would be misleading. We confirm what's available for your specific deal during review.
Cash-out refinance may be available through DSCR or rental programs, subject to seasoning requirements and LTV limits set by the partner. Availability varies by program. Use the Deal Analyzer's refinance mode to model the scenario, then submit a request.
