Preparing an Investment-Property Funding Request

A well-prepared funding request helps a funding partner review your deal faster and gives you a clearer picture of whether it fits. This guide covers what to gather and how to present it — without overpromising or guessing at terms only a partner can set.

Start with the deal, not the loan product

You don't need to know the name of the loan product before you request capital. Start with what you're trying to accomplish: buy, rehab, refinance, or hold. The right product follows from the strategy and the numbers.

What is the property, and what's your plan for it?
What's your purchase price, rehab budget, and expected value?
How much capital do you need, and when?

Gather the core numbers

Most funding partners will want a consistent set of figures. Having them ready speeds up review:

Purchase price (or current value, for a refinance)
Estimated after-repair value (ARV) — and how you arrived at it
Rehab or construction budget, with a scope of work if available
Existing loan payoff, for refinances
Gross rent and operating expenses (taxes, insurance, HOA, management, vacancy, repairs)
Your available cash contribution / down payment

Be honest about your experience and entity

Experience and entity structure affect which programs may fit. First-time investors aren't disqualified — but the options differ from those for seasoned operators. If your borrowing entity (LLC, etc.) isn't set up yet, say so; some partners require an entity for business-purpose loans while others don't.

What to avoid in an initial request

Don't submit sensitive data on an initial public form:

No Social Security numbers, full bank account numbers, or passwords
No inflated ARV or understated rehab — partners verify these
No claimed approvals or guaranteed terms — only a partner can set those

Documents like purchase contracts, scopes of work, and rent rolls can come later through a secure upload after a specialist reviews your request.

Set realistic timeline expectations

Closing timelines vary widely by partner, documentation, appraisal requirements, and deal structure. Some bridge requests move quickly; others take longer. We help set realistic expectations once we understand your scenario — we don't promise a specific window.
